The estimate comes from an automated valuation model. It weighs your home's characteristics — bedrooms, bathrooms, square footage, lot — along with its location and what comparable homes nearby have recently sold for.
An automated model can't walk through your kitchen. It won't know about the new roof, the finished basement, or the repair you've been putting off. Treat the number as a strong starting point, not a final answer. When an exact figure matters — a loan, a sale, a tax matter — you'll want a licensed appraiser or a real estate professional.
